TPO Reinforced White High Reflectance Cool Roof and HVAC System Replacement

 
Recently completed TPO reinforced white single ply system. We had the failing existing EPDM .045 black membrane removed. The 34,000 square feet, center pitched roof system. Existing over the corrugated steel decking roofing insulation system was a current non-compliant 2" Polyisocanurate R-12 rated extremely inefficient installation. Taking into consideration that this structure was originally built as a totally heated and air condition manufacturing facility in 1985. We directed the owner to upgrade the current roofing system insulation from 2" to 4". Instructed to roofing contractor staggerer the addition 2" thick sheets of polyisocanurate roof insulation over the joints of the existing material. Delivering an overall R-24 thermal resistance value, doubling the current R-12. When you add all of the efficacies of each measures the synergy's are outstanding. The yearly heating and cooling costs are reduced  based on the heat gain heat loss factor being reduced by an average of 50%.

The first question most people as is that had to cost big money. Facts of the matter are, not really added 0.70 cents per square foot. It does not make any sense to replace my current roof it's fine. Fact of the matter are, SMART TIMING, system was currently in failure, it was a very smart business decision, made perfect dollars and sense.

The HVAC systems were in worst shape than the roof. We produced a bid spec requesting removal of the original RTU HVAC package machines and replacement with a 100% higher efficiency, DDC controlled units. The initial capitalization cost differential for lower efficiency packages units was insignifacant. When it was all said and done, the client had reduced their fixed cooling costs, connected load factor on average of 50%.    


This system also complied with federal 2005~2009 179d and utility financial incentive requirements.
