Steel was selected because it allowed Us to Maintain Maximum Ceiling Clearance. Add to the problem building wind loading issues were discovered and addressed at the same time.

 The new design provided for a large energy efficient insulated super glass window glazing. The 6" thick concrete, steel reinforced floor, is insulated with 2" thick Rigid foam board as well as a plastic vapor barrier. The  Watts radiant piping was installed in three zones on 12' centers and has Delivered Outstanding Efficiency, Performance and Comfort on the coldest of days. The thermostat has never needed to be set above 65 Degrees F. It's the system you feel, but do not see and hear working.

 When this structure was built, they did not know about insulation or fire stops or even care how much energy they wasted in 1953. What a difference today. This structures overall energy, exceeds all current efficiency CommCheck standards.  
 
 At the acquisition of this property, this was the general  condition, the property was after the 10-Year
long environmental clean-up process was completed. It was to say the least, in very bad shape. We worked very closely with the new owner, advising during the difficult, and complex acquisition process of a site. Then produced several project design concepts and budgetary cost projections. We then created all of the required the Architectural and Engineering documents and required Com-Check energy usage profile compliance paperwork. Working closely with the clients Lawyer to ascertain zoning and use variance.  Attended and testified on the owner's behalf before the county and townships land development officials. Successfully worked out a balance between there real motives and realistic land owner occupants requirements. Secured the required building permits. Constructed, Managed and Delivered the project. This is how we define client support and Concept to Completion.
